Perched in the peaceful hillside hamlet of Marciano, Villa Marciano enjoys a privileged position overlooking Capri, Mount Vesuvius, Punta Campanella and the sparkling Gulf of Naples. Combining exceptional outdoor living with complete privacy, this elegant villa offers a relaxed retreat surrounded by some of the Sorrento Peninsula’s most spectacular scenery.

Set within 1,000m² of terraced Mediterranean gardens planted with lemon trees, olive groves and native vegetation, the villa is designed to make the most of its remarkable setting. A private swimming pool sits at the heart of the outdoor space, complemented by more than 320m² of panoramic terraces that provide plenty of space for al fresco dining, leisurely afternoons in the sunshine and evenings spent admiring the ever-changing coastal views. The expansive rooftop terrace is a particular highlight, offering a breathtaking vantage point across the peninsula and out towards Capri.

The villa is arranged as two independent apartments, making it particularly well suited to larger families or groups travelling together. On the ground floor, Apartment 1 features an open-plan kitchen and two king size bedrooms, each with an en suite shower room and direct access to a panoramic terrace. Apartment 2 occupies the upper level, accessed via an external staircase, and includes a spacious living and dining area opening onto a balcony, a fully equipped kitchen and three king size bedrooms with en suite shower rooms, all opening onto the sea-view balcony.

The restaurants and shops of Massa Lubrense are a short drive away, while Sorrento, Positano, Amalfi and Capri all make rewarding day trips. Scenic walking routes, including Punta Campanella and Monte San Costanzo, are also nearby, making Villa Marciano an excellent choice for those looking to balance relaxation with exploration.
